Should I Style my Home for Sale

This is a question we often get asked by Vendors. Do we need to style our home to achieve the best sales results?

Styling can add value to your home and create more demand from more buyers and assist in a quicker, higher sales result. We want purchasers to not just like your home but fall in love with the prospect of ownership and go from rational pricing to paying an emotional premium for your home. So the money spent on prudent styling can return a large multiplier on investment.

Lets start with why we advise some of our clients to style their homes and others that there is no great advantage in spending the money and time on styling.

When we take on a listing we firstly analyse the demographic of the potential purchasers of the home. And every home is different so thats why there is no hard and fast rule.

We look at how we will target our marketing to attract that demographic and how to best present the property to achieve the best result. So if we have a family home that has say cold and dark living and bedroom areas we look at how we can add light, space and warmth to these rooms.

Styling and sometimes painting can totally change a cluttered dark home into a spacious bright warm environment that will attract more buyers and return a greater sales result. We sometimes advise on styling the entire home and other times just suggest decluttering and replace dark heavy furniture with lighter items to enable better flow, light and a feeling of space. Renting some nearby storage space can assist in the decluttering process.

We have also sold many homes that would show no increased return with styling or where the styling process would cause undue stress or distress to the owners so is not appropriate.

Its very much an open discussion with owners on what will best fit their individual situation.
